Hi there! I’m Anna Daugherty, a REALTOR® here in beautiful Virginia Beach, and I’m excited to help you navigate the process of home buying. Whether you’re a first-time buyer or moving up to your next dream home, deciding if you’re ready can feel like a big step.
Virginia Beach offers a little something for everyone—from the vibrant coastal lifestyle to quiet suburban neighborhoods. But before you dive in, here are 10 ways to know if you’re truly ready to make the leap into homeownership.
Before you start browsing listings, it’s important to assess your finances. Do you have a steady income? Have you saved enough for a down payment (usually 20%, but there are programs that can help with less)? If you’re not sure, a good first step is to sit down with a lender to discuss your loan options. I’m happy to connect you with trusted lenders here in Virginia Beach who can walk you through the process and help you figure out the best financing options for your situation.
Lenders like to see stability in your income and employment. Ideally, you should have been in your current job for at least two years. This gives both you and the lender confidence in your ability to make regular mortgage payments.
Buying a home is a big commitment. It’s not just a financial investment, but a long-term lifestyle choice. If you’re ready to put down roots, a home can be a great place to start building equity and a life you love. Plus, in many cases, purchasing a home can actually be less expensive in the long term compared to renting. While rent prices can increase over time, a fixed-rate mortgage allows you to lock in your payment. You’re also building equity, so your money is going toward something you’ll own, instead of just paying someone else’s mortgage.
Are you planning to stay in Virginia Beach for the next 5-7 years? The general rule is that if you’re planning to live in a location for at least that long, buying can make more sense than renting. It allows you to build equity and take advantage of potential appreciation.
Life happens, and homeownership comes with unexpected costs—whether it’s a broken appliance, repairs, or maintenance. It’s important to have at least 3-6 months of living expenses saved up before committing to buying.
Your credit score will impact the interest rate you get on your mortgage. Generally, a score of 620 or higher is needed for most loans, though the best rates come with scores of 740 and above. If your credit score isn’t where you want it to be, there are steps you can take to improve it.
It’s easy to fall in love with a house, but it’s even more important to be clear about what you really need. Whether it’s a certain number of bedrooms, a big backyard, or proximity to the beach, understanding your priorities can help guide your search and prevent you from settling on a place that doesn’t truly meet your needs.
Virginia Beach’s real estate market is constantly changing. Are prices rising? Are there a lot of homes available, or is inventory low? It helps to have a REALTOR® (like me!) who can give you insights into the local market trends. Knowing when to buy can save you time and money.
Owning a home means taking on a lot of responsibilities—repairs, maintenance, and dealing with things that can break. Are you ready to handle these tasks, or will you have to hire someone to take care of them? It’s important to weigh these responsibilities before diving in.
Homeownership isn’t just about numbers and logistics—it’s about feeling settled and comfortable with your decision. Are you excited about the idea of owning a home, or are you feeling anxious about it? Your emotional readiness is just as important as your financial readiness.
If you’re checking most of these boxes, it’s a great sign that you’re ready to start your home-buying journey in Virginia Beach! The process can seem overwhelming, but with the right guidance and support, it can also be incredibly rewarding.
Feel free to reach out to me anytime if you have questions or are ready to start looking at homes. I’m here to make the process as smooth and enjoyable as possible.
