Coastal Virginia is one of the most beautiful places to call home—but buying near the water comes with a few extra layers to consider. If you’re PCSing here, you’ll likely hear terms like flood zones, wind insurance, and resale risk early in your home search. Don’t worry—these factors aren’t deal-breakers. They just require smart planning and a local expert in your corner.
Some areas in Hampton Roads fall within FEMA-designated flood zones, particularly parts of Virginia Beach, Norfolk, and Chesapeake. If the home you’re eyeing is in a high-risk flood zone (like Flood Zone AE or VE), your lender will likely require flood insurance.
Pro Tip: Not all flood zones are created equal. Some homes are technically in flood zones but have never had a flood claim. It pays to look deeper—and to talk to a qualified insurance broker early in your search.
Living near the Atlantic means we get our share of tropical storms and hurricanes. In many parts of Coastal Virginia, standard homeowner’s insurance doesn’t cover wind damage. You may need a separate windstorm policy—especially east of I-64 or closer to the oceanfront.
