If you’re using a VA loan (and chances are, you should!), you’ll go through both a VA appraisal and a home inspection. They might sound similar, but they serve very different purposes—and knowing the difference can help you avoid headaches and protect your investment.
The VA appraisal is a required step when you use a VA loan. Conducted by a licensed VA appraiser, its job is two-fold:
These MPRs are basic standards that ensure the home is safe, sanitary, and structurally sound. We’re talking about things like:
But here’s the catch: the appraisal is designed to protect the lender and the VA, not necessarily you, the buyer.
Important: A home can “pass” a VA appraisal and still have costly or inconvenient issues that won’t show up unless you hire a professional inspector. That’s where the home inspection comes in.
A home inspection is optional but highly recommended. It’s your opportunity to get a full picture of the home’s condition before finalizing the deal.
Unlike the VA appraisal, which is fairly high-level, the inspection is a deep dive. A licensed home inspector will evaluate the property from roof to foundation and everything in between—including:
This is your chance to:
Here in Coastal Virginia, inspectors also pay close attention to moisture levels, foundation settling, crawl space ventilation, and HVAC systems—all common concerns in our region.
As your agent, I can connect you with trusted local inspectors who are experienced with homes in Hampton Roads and understand the unique quirks of our climate and construction.
The VA appraisal protects the lender. The home inspection protects YOU.
Both steps matter—but only one gives you a true picture of what you’re buying. Skipping an inspection to save time or money can cost you much more in the long run.
I’ll walk you through both processes, step-by-step, and help you interpret results, request repairs, and negotiate confidently. My goal is to make sure you feel informed, empowered, and protected every step of the way—from offer to closing day.
