VA Appraisal vs. Home Inspection: What Military Buyers Need to Know in Coastal VA

If you’re using a VA loan (and chances are, you should!), you’ll go through both a VA appraisal and a home inspection. They might sound similar, but they serve very different purposes—and knowing the difference can help you avoid headaches and protect your investment.

What Is a VA Appraisal?

The VA appraisal is a required step when you use a VA loan. Conducted by a licensed VA appraiser, its job is two-fold:

• To confirm the property is worth the loan amount
• To ensure it meets the VA’s Minimum Property Requirements (MPRs)

These MPRs are basic standards that ensure the home is safe, sanitary, and structurally sound. We’re talking about things like:

• A working roof with no leaks
• Functional heating and cooling systems
• No exposed wiring or safety hazards
• Peeling paint (especially in homes built before 1978 due to lead-based paint risk)
• Proper drainage and no major foundation issues

But here’s the catch: the appraisal is designed to protect the lender and the VA, not necessarily you, the buyer.

Important: A home can “pass” a VA appraisal and still have costly or inconvenient issues that won’t show up unless you hire a professional inspector. That’s where the home inspection comes in.

What Is a Home Inspection?

A home inspection is optional but highly recommended. It’s your opportunity to get a full picture of the home’s condition before finalizing the deal.

Unlike the VA appraisal, which is fairly high-level, the inspection is a deep dive. A licensed home inspector will evaluate the property from roof to foundation and everything in between—including:

• Electrical systems
• Plumbing and fixtures
• Appliances
• Attic and crawl spaces
• HVAC systems
• Signs of mold, water damage, or pest activity

• Ask the seller for repairs or concessions

• Walk away (depending on your contract)
