One of the biggest surprises for many homebuyers—especially first-time buyers or people relocating to Coastal Virginia—is realizing that your monthly mortgage payment is only one piece of the picture.
When most people start house hunting, they naturally focus on the listing price and estimated payment. But the reality is, affordability looks a little different once you factor in the full cost of homeownership here.
And honestly? Understanding those numbers upfront can save you a lot of stress later.
Because the goal isn’t just to qualify for a home. It’s to feel comfortable living in it.
This is probably one of the most important conversations I have with buyers.
A lender may approve you for a certain amount, but that doesn’t necessarily mean you’ll want to spend that much every month once real life is factored in.

Especially in Coastal Virginia, where lifestyle plays such a big role in why people move here in the first place, you want your home payment to support your life—not completely consume it.
One thing many buyers don’t realize is that property taxes can vary depending on the city or area you choose.
A home in one part of Coastal Virginia may have a noticeably different monthly payment than a similar-priced home nearby simply because of taxes.
This becomes especially important when buyers are comparing:
The price of the house is only part of the equation.
Two homes with identical sale prices can feel very different financially once taxes and insurance are included.
Because we live in a coastal region, insurance costs are another factor buyers need to plan for carefully.
Depending on the property location, flood zone, age of the home, and proximity to water, insurance costs can vary quite a bit.
Sometimes buyers fall in love with a waterfront property only to discover the insurance changes the monthly budget significantly.
That doesn’t mean waterfront living isn’t worth it—it absolutely can be—but it’s important to understand the full financial picture before making a decision.
I always encourage buyers to get insurance estimates early instead of waiting until the last minute.

And while some HOA fees are very reasonable, others can meaningfully impact your monthly budget.
A home that initially looks affordable on paper may feel very different once you add:

Coastal Virginia has a wonderful mix of historic homes, established neighborhoods, and newer construction communities.
But affordability can look different depending on the age of the home.

Neither option is automatically better—it just depends on your priorities and budget comfort level.

Buying a home should feel exciting—not financially suffocating.
Some buyers feel perfectly comfortable stretching their budget for their dream neighborhood or waterfront location.
Others prefer to stay well below their approval amount so they have more flexibility month to month.
Neither approach is wrong.
The right answer is usually the one that lets you sleep peacefully at night while still enjoying your life here.
Because homeownership should create stability—not constant financial pressure.
When you’re trying to figure out how much house you can afford, I always recommend looking at the bigger picture:
The smartest home purchase is rarely the absolute top of your approval range.
It’s usually the home that fits both your finances and your everyday life comfortably.
