Buying a home is exciting—but once your offer is accepted, many buyers wonder, “What happens next?”
If you’re purchasing a home in Coastal Virginia, you’re not alone. This part of the process can feel like a whirlwind of deadlines, paperwork, inspections, and anticipation. The good news? You don’t have to navigate it by yourself.
As your REALTOR®, I’m here to guide you every step of the way so you know exactly what to expect and can move forward with confidence.
Here’s a simple breakdown of what happens after your offer is accepted.
First things first—take a moment to celebrate!
Your offer was accepted, which means you’ve successfully negotiated a contract with the seller. While you’re not officially a homeowner just yet, you’ve crossed one of the biggest hurdles in the home-buying journey.
Now it’s time to move into the contract-to-closing phase.
One of the first steps is submitting your earnest money deposit.
This deposit shows the seller you’re committed to purchasing the home. The funds are typically held in an escrow account and are later applied toward your down payment or closing costs.
Your contract will specify the amount and deadline, so it’s important to submit it on time.
A home inspection is one of the most important steps in protecting your investment.
During the inspection, a licensed home inspector examines the home’s major systems, including:
Remember—no home is perfect. Even newer homes usually have a few maintenance items. The goal isn’t perfection—it’s understanding the condition of the home before moving forward.
If significant issues are found, we’ll discuss your options together and negotiate repairs or credits if appropriate.
If you’re financing your purchase, your lender will begin the next stage of your loan.
This may include:
Responding quickly to lender requests helps keep everything on schedule.
A helpful tip: Avoid making large purchases, opening new credit accounts, or changing jobs before closing, as these changes could affect your mortgage approval.
Your lender will order an appraisal to determine the home’s market value.
The appraisal helps ensure the home’s value supports the loan amount.
If the appraisal comes in at or above the purchase price, great! If it comes in lower, don’t panic. There are several possible solutions, and I’ll help you understand your options if that happens.
Depending on the inspection or appraisal results, there may be additional negotiations between the buyer and seller.
These could include:
Every transaction is unique, but having an experienced REALTOR® advocating for you can make these conversations much less stressful.
Before closing, you’ll need a homeowners insurance policy.
Your lender requires proof of insurance before funding your loan, so it’s a good idea to shop around early and compare coverage options.
As closing approaches, you’ll receive your Closing Disclosure, which outlines:
Review everything carefully and ask questions if anything seems unclear.
There are no silly questions when you’re making one of the biggest investments of your life.
Usually within 24 hours before closing, we’ll complete a final walk-through of the property.
This is your opportunity to confirm:
It’s one final check before the keys become yours.
Closing day is the finish line!
You’ll sign the final documents, complete your funds transfer, and once everything is recorded, you’ll officially become a homeowner.
Congratulations!
It’s an exciting moment—and one you’ve worked hard to reach.
The period between an accepted offer and closing involves several moving pieces, but you don’t have to keep track of everything on your own.
My job is to coordinate the process, communicate with your lender, attorney or settlement company, inspectors, and the seller’s agent while keeping you informed every step of the way.
When you know what’s coming next, the entire experience feels much less stressful.
Whether you’re buying your first home, relocating, or searching for your next chapter, I’m here to make the process as smooth and enjoyable as possible.
If you’re ready to start your home search—or simply have questions about buying in Coastal Virginia—I’d love to help.
Let’s make your home-buying journey exciting, informed, and confident from beginning to end.
