Hello, friends! As we look ahead to what’s next in our local housing market, I’m excited to share what I’m seeing for the Hampton Roads area in 2026. Whether you’re buying, selling, or holding onto your home, staying informed helps you make empowered decisions.
We’ve seen strong value gains recently: for example, in May 2025 the region’s median sales price reached around $368,900, up about 4.7% from the year before (REIN MLS). While that’s great news for homeowners, it also signals that the rapid jumps of the past few years are giving way to a more measured pace.
Looking toward 2026, we can reasonably expect similar moderate growth in our region: think 2–4% gains rather than explosive double-digit surges.
Another key trend: inventory is increasing. In May 2025, active listings in Hampton Roads rose to about 5,276, up roughly 23.7% year-over-year (REIN MLS). When more homes are on the market, buyers gain more choices and negotiating power — good news if you’ve been waiting for your moment.
What that means for 2026: we may gradually move toward a more balanced market (rather than one overwhelmingly favoring sellers). That doesn’t mean homes will sit forever, but pricing and condition will matter more than ever.
Even with good fundamentals, the market will keep an eye on interest rates, job data, and economic health. According to REIN MLS, in June 2025 the region’s months-supply of inventory (MSI) rose to about 2.65 months, up from 2.59 months in May. That indicates a market slowly moving toward balance.
If rates drop even slightly and buyers feel more confident, 2026 could present a sweet opportunity for motivated buyers in Hampton Roads—especially those who act sooner rather than later.
What I love about our region is the sturdy foundation beneath the housing market. The area continues to benefit from steady employment tied to the port, the military, and our coastal-living appeal. For example, year-to-date median home prices rose about 4.6% to $345,000 in early 2025 (Virginia REALTORS®). That kind of steady growth helps smooth the path ahead.
